HOW DO I APPLY FOR A PROPERTY?
Simply download a tenant application form (available at the bottom of this page) and e-mail it to us or, fill in the details and post it or drop it into our office. We will then enter your details onto our secure database and then search for the property you are looking for. Once we have matched a property for your application we will contact you with the details and arrange a viewing to be carried out. We do not require a signature on your application. This will be done at our office following your acceptance of the property found.
WHAT FEES DO I HAVE TO PAY ONCE A PROPERTY HAS BEEN FOUND?
It depends on the instruction that we receive from the landlord of the property, but 1 month’s rent in advance is usually required together with a security deposit equivalent to 1 month’s rent, which will be held in a government supported deposit protection scheme (dps). In addition, to secure the property an administration/reservation fee would be paid prior to the move in date.
NB If you are in receipt of housing benefit and the landlord accepts your application, the local authority may offer assistance with advance rent and security deposits on the property. Whitehouse Estates will advise you during your application.
DO I NEED A REFERENCE?
Yes, to support your application we will require address/contact at least TWO of the following:
Private landlord , Housing association , Employer / Accountant , Doctor , Health care worker , Bank / Building society. Our referencing agency requires this information to confirm your ability to meet the rental commitment. If you receive housing benefit in most cases the landlord would require a guarantor for the tenancy.
WHAT HAPPENS TO MY DEPOSIT?
All deposits received at Whitehouse Estates are placed in a regulated deposit protection scheme (dps). This ensures that your money is safe. A certificate of your deposit details is provided to you (normally within 7 days). The deposit protection scheme safeguards and returns all deposits in full or apportion to the landlord if anything is missing or damaged at the property. Whitehouse Estates will always carry out an inventory at the property prior to any deposit being received. This ensures that there are no issues regarding the deposit at the end of the tenancy.
HOW DO I GET MY DEPOSIT BACK?
Following a property inspection, provided there are no missing items or damage to the property, your deposit will be returned shortly after you vacate the property, provided there are no disputes. Your deposit will be with the (dps) deposit protection scheme and will be returned to you from them directly. The deposit cannot be used to offset any rental payments due.
