HOW MUCH WILL IT COST ME TO RENT OUT MY PROPERTY?
First you have to decide whether you wish to use our tenant find service or our management service. Unlike most letting agents, Whitehouse Estates do not hide any charges or fees, nor will you find any additional costs added to your account that you have not agreed to. Our costs and fees are shown clearly on our fee schedule and agency agreement which you will receive and have had explained to you before you sign with us. At Whitehouse Estates we do not believe in nasty surprises, which unfortunately some of our landlords have previously experienced with their previous agents. Our aim is to develop a long lasting business relationship with our landlords which is why we provide a clear, easy to understand selection of all our charges and fees, so you know exactly what we charge, when we charge and why. There are no hidden costs and any additional service you require will be discussed with you and agreed beforehand.
WILL I FIND A CHEAPER AGENT?
The simple answer would probably be yes, however we believe and our landlords agree that we are very competitive without compromising the quality of service we provide. As with all services, do your homework and shop around, that’s what we do. WILL YOU FIND ME A GOOD TENANT FOR MY PROPERTY?
Whitehouse Estates will always go that extra mile when it comes to vetting tenants for your property. Human nature being what it is no one can give a 100% guarantee that a tenant will conduct themselves in a saint like manner in any walk of life, even our politicians can fool us with their behaviour and conduct. The fact is that in addition to the rigorous application procedures that we have developed over many years, including the undertaking of full satisfactory references via recognised credit reference agency’s, previous landlord referencing, employment references etc, we also draw on years of experience in selecting the right tenant. Asking the right questions combined with the necessary interview and communication skill, has in the past successfully produced the right tenant for our properties.
WHAT IF THE TENANT FALLS INTO RENT ARREARS?
Whitehouse Estates monitors all rental accounts on a daily basis which is critical in preventing arrears developing in the first place. Our professional management system alerts us to any rental defaults allowing us to speak to the tenant quickly to find out why the rent has not been paid and insist that they bring their account up to date immediately. It could be a simple oversight on their behalf, however we have the experience and legal expertise to deal with deliberate non payment of rent should the unlikely event occur.
HOW LONG WILL THE TENANCY AGREEMENT PERIOD BE?
Assured Shorthold Tenancies would normally be agreed for a 6 months or 12 months term. Whitehouse Estates would normally advise that a 6 month tenancy be agreed with new tenants with a view to extending the term if you as landlord(s) are happy with the way the tenancy has been conducted.
I WANT WHITEHOUSE ESTATES TO MANAGE MY PROPERTY, WHAT DO I DO NOW?
- Contact us today to arrange a mutually agreed appointment so we can discuss your requirements in person.
- Bring with you all the relevant documentation required: Proof of ownership of the property to be let, i.e. copy of land registry, bank or building society statements, photo identification, i.e. driving licence, passport, details of current gas & electricity suppliers, copy of mortgage lenders permission to let property. In addition we would suggest that you make a note of any questions you may want to ask us prior to your appointment.
- If you are a landlord who already has a tenant living at your property and simply wish for us to take over as managing agents, we would need to see all documentation relating to the tenancy, i.e. tenancy agreement, tenant and guarantors details, deposit scheme certificate (if a deposit was taken), tenant references together with any or all property certification i.e. gas, electrical, epc’s. Details of insurance on the property if any. i.e. building, contents etc.
- If you are already signed up with a property management agency but do not feel happy with the service that they are providing, Whitehouse Estates will advise you on how to switch. It is not as difficult as what you think... remember agents work for you not the other way round.
